Tunnelling Begins on a Major New Line

Dubai's Vice President and Prime Minister of the UAE, Ruler of Dubai, has launched the primary tunnelling works for the Dubai Metro Blue Line, a project involving an investment of more than AED20.5 billion. The new line is designed to connect the city's historic centres with newer growth areas, including Dubai Creek Harbour and Dubai Silicon Oasis, an area long constrained by the absence of direct rail access.

Silicon Oasis Gets Its Missing Link

Dubai Silicon Oasis has functioned as the city's dedicated Knowledge and Innovation Centre, but its primary drawback has historically been a lack of rail connection. With the Blue Line now under construction, the district is expected to link directly to Dubai International Airport and the city centre by 2029, a change real estate analysts say is already shifting the area's tenant profile toward a more stable, higher-income base of tech workers and academics.

Part of a Broader Rail Expansion

The Blue Line follows closely behind approval of the Dubai Metro Gold Line, a separate AED34 billion project, underscoring how central rail expansion has become to the emirate's 2040 Urban Master Plan. Both projects form part of the plan's stated goal of encouraging mass transit use, walking, and cycling over private vehicle dependence.

A Seventh Master Plan Since 1960

The Dubai 2040 Urban Master Plan itself is the seventh development plan for the emirate since 1960, formally introduced in March 2021 under the Supreme Committee for Urban Planning. It integrates transport, housing, and economic planning into a single structural framework rather than treating each as a separate initiative.

Why It Matters for Business Districts

For business districts like DSO, direct metro access does more than ease commutes -- it materially changes a district's investment profile, converting what was a car-dependent business park into a transit-connected node comparable to more established commercial areas of the city.
